Black Diamond provides property checks for our long-term clients as well as seasonal clients. Whether the home is rented short term, seasonally or long term; we inspect the property prior to the guest’s arrival. Within 24 hours of the guest’s departure, Black Diamond will again check the property. If the property is unoccupied for two weeks or more, we recommend that we perform an interior and exterior inspection. We communicate with the property owner each time the property is entered, whether by staff or contractor.
Our staff has been professionally trained to go through a very thorough inspection sheet for each home. If something is not working or is in need of repair, we make the necessary repairs or call a professional. In addition, we communicate all findings with the owner as soon as we learn about them.
Black Diamond manages homes in the Vail Valley for short term, seasonal, and long-term rentals. We manage homes through VRBO as well as Craig’s List, Vail Daily, and Airbnb. Black Diamond is set up to use booking platforms including VRBO, Stayz, bookabach, VacationRentals.com. We also coordinate with HomeAway, FeWo-direkt, Toprural, Homelidays, AbritelHomeAway, and Ownersdirect.
We will manage the rental website for you and your home by responding to inquiries. In addition, Black Diamond will assist in booking reservations, manage the online calendar, schedule housekeeping and more. We are proud to provide 24/7 on-call services while the property is rented.
Our staff can assist with many basic handyman services. Handyman services can include fall and/or spring clean-up, as well as small plumbing, electrical and construction projects. However, if the project or service needed is outside of our scope, Black Diamond will coordinate with a subcontractor. We have a list of preferred vendors to ensure the work is completed.
We are available for emergency service calls outside of our normal business hours. Therefore, if you have an urgent matter that needs immediate attention, we ask that you call us. Our normal business hours are Monday – Friday, 8 am-5 pm. Please note, however, that if should you need assistance outside of those hours and are not contracted with us to handle your after-hours services, there will be an additional fee.
A thorough cleaning of the property is performed at a flat rate charged to the previous guest as part of the post-stay rental. Similarly, this fee is built into their invoice for their total stay. This fee is payable by the homeowner and then to Black Diamond. Mid-stay housekeeping can be coordinated as well. Guests pay Black Diamond directly for this service. Primary and Secondary residential homeowners can schedule housekeeping with us at an hourly rate.
Black Diamond can coordinate steam cleaning of carpets, for instance, spot treatment of stubborn stains, area rugs or full house cleanings of wall-to-wall carpeting. We work with a preferred vendor, please contact us directly for a quote.
We offer babysitting services, and most importantly, our babysitters hold current CPR and basic First Aid certificates. However, please be advised that there is a 2-hour minimum. A maximum of two children can be supervised by one Black Diamond childcare provider. 2:1.
As part of our property management services, Black Diamond will perform a full inventory of the property. The inventory is used for post rental inspections as well as for property walk-through. This is a tool that we send to an incoming renter. We do this as a courtesy so they have an accurate expectation of what is available to them during their stay. It also lets the renter know that the property is closely monitored. Black Diamond prefers that there is a locked inventory closet within the property. This is for the safe storage of the owner’s personal items. It is also preferred that there is a locked closet on the property supplies, such as cleaning supplies, or other necessary inventory items. Two sets of linen per bed are advised to be in inventory.
Black Diamond can provide a bid for washing exterior windows, interior windows or both. This service includes cleaning screens, trim and hardware. Contact us to set up an estimate.
